FAQ

Do I have to sign a contract to use the service?

 No you don’t, but your prices will be based on the Pay-as-You-Go service.

Can I get the probate leads reports in any other format?

 Not at this time.

If the information is wrong on the report, how can I get it corrected?

Just give us a call, and we’ll look to verify that the data is correct, and see if there was a new petition filed at no charge.  Please keep in mind that all of the information we collect is coming directly from the petition.

If I want copies of the file can you do that?

 Yes, we can but there is a special request charge for copy requests. If the request requires us to return to the courthouse due to the number of pages, you'll incur a second 2 hour special request charge.

Where are the prices listed for the property coming from?

 The listed prices in our reports come directly from what the petitioner indicated on the original petition.

How do I know the filings are current?

All of our probate leads report has a date entered which will show what date we captured the information. This information is on every page of your probate leads report in the first line upper left hand corner.

How do I know that you are not holding back on great properties for yourselves?

 We are not involved in any real estate purchases for ourselves.  We only gather the information making your search easier for you.

Can I get an area exclusively for myself?

 No, we don’t do exclusive areas for any client.  The same information goes out to anyone that didn’t exclude that area you’re interested in.  Remember that the same information is available to other people that aren’t clients.

If I want to get into probate real estate can you teach me how to do it?

 No, but we can put you in contact with individuals that have been teaching probate property purchases and can teach you.  We only put you in touch with them, it’s up to you and them to decide to proceed if you choose to.  We get nothing in return for referring you to any of these individual companies.

Are people currently residing in the properties in question?

 Unknown, you’ll have to contact the petitioner for that information.  Keep in mind that the property was most likely the primary residence for the decedent and their families in most cases.  Some properties might have been rental property that they owned and are listed as rental property annual income.

The pictures you show on your website are stock pictures right?

 No, the properties that appear on each of the pages are actual properties that have been or currently are in the probate process in the counties we cover.
